Getting the Money

Getting the Money from a Utah Reverse Mortgage.

You get the money from a Utah Reverse Mortgage in three different ways:

You can have a lump sum payment. All the money at once. While most people don't do this, some people like this option because they have projects they want to fund and their finances are in a reasonable shape. Some people have taken the lump sum payment to pay for the college tuition of their grandchildren. Other people have retirement projects that require large capital. Whatever the reason, this option exists and more state residents are taking out a Utah reverse mortgage.

Your Utah Reverse Mortgage can be distributed to you in monthly payments.

You can have a series of monthly payments with your Utah reverse mortgage. Some people take these payments out for life or they take the payments out over a fixed term to limit their debt. The reason they limit their debt is that they only need an extra revenue stream for a limited time and this insures that there is some equity left in the property to pass on to their heirs.

What about Income Taxes on My Utah Reverse Mortgage?

All payments from a Utah reverse mortgage may seem like income but for tax purposes, it's not. As proceeds from a loan, it's not really income and therefore not taxable as income. While that's a good thing, the interest on the loan cannot be claimed on your income tax as a deductible until the loan is repaid.

Another great thing about Utah Reverse Mortgage.

After you've gotten the money from a Utah Reverse Mortgage, the nicest part about paying it back is that a reverse mortgage is a non-recourse loan. A “non-recourse loan” is a loan that limited to a set number of assets, in this case the asset is your home. No matter the size of the debt, the home is the only asset that can be recovered to repay the debt. The lender has no recourse to other assets that the borrower has to recover the amount of the debt. This assures that your heirs don't get a bill after you pass away.
